60-Day Home Buyer Plan

Addison Corbin  |  July 1, 2026

Is the 60-Day Plan Right for You?

The 60-Day Home Ready Plan is designed for buyers in the 580 to 619 credit score range who have stable employment and are ready to put in focused work over two months to qualify for a mortgage — and ideally unlock down payment assistance programs that require a 620 or higher score. If you're in this window, you're closer to homeownership than you might think. Sixty days of the right habits can make a significant difference.

Not sure which plan fits your situation? If your credit score is already at 620 or above and your documents are in order, jump to the 30-Day Home Ready Plan. If your score is below 580 or you're not yet two years into your career, the 90-Day Home Ready Plan gives you the full foundation you need.

Month One: The Credit Sprint

The first 30 days are entirely focused on moving your credit score from the 580–619 range into 620+ territory. This is achievable for most people with focused effort, because credit scores respond quickly to the right actions.

Pull your credit reports from all three bureaus. Go to AnnualCreditReport.com — it's the official free site and checking your own credit is a soft pull, meaning it doesn't hurt your score. Review each report carefully. Look for accounts you don't recognize, payments marked late that you actually paid on time, or balances that look wrong. Dispute any errors directly with the bureau — the online dispute process takes about 15 minutes and can produce results within 30 days.

Pay down credit card balances. Credit utilization — how much of your available credit you're using — is one of the biggest factors in your score. If any of your cards are above 30% of their limit, paying them down will boost your score, often significantly. Prioritize cards where you're closest to the limit. Even getting one card from 80% utilization down to 30% can add meaningful points in a relatively short time.

Set up automatic payments on every bill. A single new late payment can drop your score fast. Autopay for at least the minimum amount due ensures nothing slips through while you're focused on other things. This one habit, applied consistently, also protects your score for the long run.

During Month One, also complete a free soft-pull credit check with The Corbin Team's preferred lender. This tells you exactly where you stand — and where you're likely to be in 60 days — without affecting your score. It also lets us flag which specific items are holding your score down the most so you can focus your energy in the right places.

Month One: Prepare Your Mortgage Documents

While you're working on your credit, use this time to gather the documents your lender will need for your formal pre-approval. Having everything ready means you can submit instantly when you hit 620+. You'll need your last two pay stubs, W-2s from the past two years, your two most recent bank statements, and a photo ID. If you're self-employed, also gather your last two years of tax returns.

Understanding how your credit score affects your mortgage rate and loan options in 2026 is also worth doing in Month One. Crossing 620 doesn't just open the door to more loan programs — it often means better interest rates and access to down payment assistance programs like Georgia Dream that can cover your entire down payment.

Month Two: Pre-Approval, House Hunting, and Offers

By Day 31, your credit work should start to show results. Once you've confirmed you're at or above 620 with your lender via a formal hard pull, you're ready to get pre-approved and start actively searching. Month Two follows the same path as the 30-Day Plan: secure your pre-approval, define your search, schedule showings, and be ready to make offers on the right home.

One advantage of doing the 60-day plan correctly is that you enter Month Two in a stronger position than you started. You've cleaned up your credit profile, your documents are ready to go, and you understand your exact budget. Many 60-day plan buyers find they qualify for more home than they expected — and often with less money out of pocket, thanks to down payment assistance.

Down payment assistance programs through Georgia Dream, CHIP, and county-level programs can cover all or part of your down payment if your credit score meets the 620 threshold and your income falls within program limits. Your lender will identify which programs you qualify for based on your income, location, and loan type. Georgia Dream in particular has expanded its reach and now helps buyers across all of Metro Atlanta — including Henry County, Gwinnett, Cobb, and DeKalb.

Use the second half of Month Two to attend open houses, schedule private showings, and narrow down your target neighborhoods. Metro Atlanta's suburbs offer dramatically different lifestyles at similar price points — comparing places like Smyrna, Tucker, or Locust Grove side by side will help you make a confident decision when the right home appears.

What If Your Score Doesn't Hit 620 in 60 Days?

For most people in the 580–619 range, 60 days of focused effort produces real movement. But sometimes the progress is slower than expected — particularly if there are collections, a recent late payment, or several accounts in poor standing. If you check your score at Day 45 and you're still in the 590s, don't panic. Talk with your lender about FHA loan options that allow for scores as low as 580, review what's still dragging your score down, and extend your timeline by another 30 days if needed. Progress is progress — the goal is to move forward, not to hit an artificial deadline.
