The Top 55+ Communities Across Metro Atlanta

If you want resort-style amenities and the largest neighbor base, the major Del Webb-built communities anchor the market. Sun City Peachtree in Griffin (about 45 minutes south of downtown Atlanta) sits on roughly 1,200 acres with a golf course, indoor and outdoor pools, tennis, pickleball, and dozens of weekly clubs. Pricing in 2026 runs from the high $300s for two-bedroom ranch designs up to $700,000+ for larger custom homes on premium lots. Del Webb at Lake Oconee, about 75 minutes east, draws buyers who want lake access combined with the active adult lifestyle.

For buyers who want to stay closer to the perimeter, The Springs at Buford and Cresswind communities (Cresswind has properties at Lake Lanier, Peachtree City, and elsewhere) offer scaled-down versions of the Sun City model. Cresswind at Lake Lanier is particularly popular with Atlanta natives who want to keep proximity to family inside the perimeter while moving into ranch homes that price typically from the $500s to $700s.

For lower-priced options under $400,000, look at Soleil at Laurel Canyon in Canton, Crystal Falls in Dawsonville, and several smaller villa communities scattered throughout Henry County and Coweta County. McDonough and Hampton in particular have seen new active adult product come online in the past 18 months, with two-bedroom villas pricing in the $320s to $390s — a meaningful bargain compared to Cresswind or Sun City.

Inside the perimeter, true age-restricted product is rare, but several Buckhead and Sandy Springs high-rise condo buildings function as informal active adult housing because of their elevator access, concierge services, and amenity stack. Park Place on Peachtree, The Mansion on Peachtree, and the Tuxedo Park condos are common landing spots for empty-nesters selling out of large North Atlanta single-family homes.

Active Adult Pricing in Metro Atlanta in 2026

For 2026 budgeting purposes, here is what we are seeing on the ground. South Metro and Henry County active adult product is the most affordable in the region — expect $300s to mid-$400s for a two-bedroom, two-bath ranch with a small office or flex space. Sun City Peachtree pricing skews slightly higher because of the amenity premium, but you can still find resale homes in the high $300s.

North Metro Atlanta — Cumming, Buford, Canton, Woodstock — runs $400s to $600s for similar product. Cresswind at Lake Lanier and Sterling on the Lake's age-targeted sections push toward the $700s for waterfront-adjacent inventory. Cobb County and Cherokee County active adult communities tend to land in the $450s to $600s.

Inside the perimeter, scaled-down housing is more expensive per square foot than the family home you are leaving. A 1,800-square-foot Buckhead high-rise condo can easily price at $600,000 to $1.2 million depending on building and view. The trade-off is location — you are walking to dinner instead of driving 35 minutes for it.

What to Inspect Before You Buy

Active adult communities have a few buyer-beware items that traditional resale homes do not. First, inspect the HOA financials. Active adult communities have heavier amenity loads — pools, clubhouses, golf courses, fitness centers — and that means higher maintenance reserves. Pull the HOA's most recent reserve study and budget. If reserves are funded under 50%, expect a special assessment within five years. If they are above 70%, the HOA is in healthy shape.

Second, ask about transfer fees. Some active adult communities charge a one-time capital contribution at closing — sometimes 0.25% of purchase price, sometimes a flat $2,000 to $5,000 — that goes into the amenity reserve. Make sure that is on your settlement statement, not a surprise at closing.

Third, walk the actual amenities. We have seen communities marketed with "resort-style pools" that turn out to be modest neighborhood pools, and clubhouses that are open three days a week instead of seven. Visit on a weekday morning and a weekend afternoon to see real activity.

Fourth, drive the access routes. The biggest complaint we hear from clients who moved into communities outside the perimeter is the drive to Atlanta for medical specialists, grandkids' soccer games, or favorite restaurants. Sun City Peachtree is wonderful, but if your cardiologist is at Piedmont Buckhead, you will be on I-75 a lot.
