If you are buying in Buckhead, Milton, Vinings Estates, Tuxedo Park, Sandy Springs north of I-285, or any of the upper-end Alpharetta and Johns Creek communities, you are almost certainly going to use a jumbo loan. The conforming loan limit in most metro Atlanta counties sits well below where these homes trade. Anything above that limit is jumbo territory, and the rules, rates, and qualification standards work differently.

A jumbo loan is a mortgage that exceeds the conforming loan limit set each year by the Federal Housing Finance Agency. For most metro Atlanta counties in 2026, that limit is roughly in the $800,000 range. Loans above that amount cannot be sold to Fannie Mae or Freddie Mac, so they sit on the lender's books or get packaged differently. Because the lender is taking on more risk, the rules tighten.

For Atlanta buyers, the practical takeaway is simple. If you are financing a $900,000 home with 20 percent down, you will be borrowing $720,000 and that is a conforming loan. If you are financing a $1.5 million home with 20 percent down, you will be borrowing $1.2 million and that is jumbo.

How Rates Compare

Historically, jumbo rates were higher than conforming rates because of the additional lender risk. In 2026, that gap has narrowed significantly. For well-qualified borrowers with strong credit, large reserves, and low debt-to-income ratios, jumbo rates today often sit very close to or even slightly below conforming rates. The reason is that jumbo borrowers are higher quality on average, and many portfolio lenders use jumbo loans to win client relationships that include private banking, investment management, and other revenue streams.

Reserve Requirements

One of the most overlooked jumbo loan requirements is reserves. Lenders want to see that after closing, you still have several months of mortgage payments sitting in accessible accounts. For loans under $1 million, three to six months of reserves is typical. For loans over $1 million, expect to show 12 months or more.

Reserves can include checking, savings, brokerage accounts, and certain retirement assets at a discount. They cannot generally include the equity in another home. This requirement catches buyers off guard. They assume that putting 20 percent down on a $1.5 million home means they need $300,000 in cash. In reality they may need that plus another $100,000 to $200,000 in liquid reserves to clear underwriting.

Where Jumbo Loans Are Used Most in Metro Atlanta

Inside the city, Buckhead leads the metro in jumbo volume. Homes in West Paces, Tuxedo Park, Chastain Park, and the high-rise condo market along Peachtree Road all routinely use jumbo financing. The same applies to Morningside and parts of Ansley Park.

North of the city, Milton and Johns Creek are jumbo strongholds. Country club communities like Crooked Creek and the Country Club of the South sit firmly in jumbo territory. Alpharetta has a growing jumbo market as new construction has pushed price points up.

In the northwest metro, Vinings Estates and the larger homes in Vinings proper are the jumbo center. Some of the larger lake homes in the Stone Mountain and Acworth corridors also trigger jumbo financing.

South of the city, jumbo financing is rarer simply because price points are lower. Eagles Landing, Lake Spivey, and the larger custom homes in Fayetteville and Peachtree City do see occasional jumbo deals, but the volume is much smaller.

Working With the Right Lender

Jumbo loans are not commoditized the way conforming loans are. The best jumbo execution often comes from a private banker at a regional or national bank, a portfolio lender at a credit union, or a specialty mortgage company that holds loans on its own balance sheet. The right lender for a Buckhead penthouse purchase is not necessarily the right lender for a Milton equestrian estate. The right lender for a self-employed buyer is not the same as for a W-2 executive with a stock-heavy compensation package.
