The Middle Path: Two Months to a Smarter Sale

The 60-Day Home Seller Plan is designed for Metro Atlanta sellers who have some preparation to do before listing — but don't need or want the full 90-day runway. Two months gives you enough time to address the repairs and staging that actually move the needle, without rushing the process in ways that cost you money. If your home needs a few repairs and a solid staging effort but is fundamentally in good shape, the 60-day plan is likely your best path to a top-dollar sale.

If your home needs more significant work, start with the 90-Day Seller Plan. If your home is already sale-ready and you need to move quickly, the 30-Day Seller Plan is the right tool. But for most Metro Atlanta sellers, 60 days hits the sweet spot between preparation and urgency.

Month One: Foundation and Strategic Preparation

Weeks 1-2: Know your numbers and get the facts. The first two weeks are about foundation work. Hire your listing agent, request a Comparative Market Analysis and Net Proceeds Estimate, and walk through the home together to build your repair and prep priority list. Strongly consider a pre-listing inspection — at $300-$500, this is the best investment you can make before spending anything on repairs. It tells you exactly what needs attention and what can be disclosed as-is, giving you control over the negotiation instead of reacting to a buyer's inspector's findings.

Begin gathering your paperwork during Weeks 1 and 2: mortgage payoff statement, HOA documents, recent tax bill, utility bills from the past year (buyers ask about these), records of major repairs and renovations, and your home warranty information if still active. Georgia requires a Seller's Property Disclosure — start filling it out now while the information is fresh in your mind.

Weeks 3-4: Make the moves that matter. With your repair list in hand, focus the second half of Month One on completing the repairs that buyers and inspectors flag most often in Metro Atlanta: roof or HVAC issues, water damage or moisture problems, rotting wood on the exterior, and functional problems like plumbing drips or electrical concerns. These are the items that show up on buyer inspection reports and give buyers leverage to renegotiate — or walk away. Address them proactively and you control the narrative.

Weeks 3 and 4 are also when you declutter in earnest — one room per weekend if you're working around a busy schedule. Clear kitchen countertops to two or three items, remove half the clothing from every closet, and simplify living areas so every room feels spacious. Buyers make emotional decisions, and a decluttered home feels bigger, cleaner, and more inviting than one that's packed with belongings.

Curb appeal gets attention at the end of Month One as well. Mow, edge, and add fresh mulch, pressure wash the driveway and front walk, paint or refresh the front door, and add seasonal color with a few potted plants by the entrance. The goal is for buyers to feel invited before they ever walk through the door.

Month Two: Staging, Photos, Pricing, and Launch

Weeks 5-6: Stage what matters and deep clean everything. The first two weeks of Month Two are about finishing touches. Stage the three rooms that drive buyer decisions most: the living room, the primary bedroom, and the kitchen. Staging isn't decorating — it's arranging your space so buyers can picture themselves living there rather than focusing on your belongings. Remove personal photos, create open, conversation-ready furniture arrangements, and add simple neutral details like fresh towels in bathrooms and clean white bedding in the primary.

Do a top-to-bottom deep clean during Weeks 5 and 6 — baseboards, ceiling fans, grout, inside the oven and microwave, windows inside and out, and behind appliances. If budget allows, hire a professional cleaning crew for a one-time deep clean ($200-$400 depending on size). A home that smells clean and looks spotless creates a dramatically better first impression than one that shows years of living.

Weeks 7-8: Photos, pricing, pre-marketing, and go live. Professional photography happens in Week 7, once the home is fully prepped and staged. Prepare for photo day like it's the most important showing you'll ever have — every light on, all blinds open for natural light, countertops clear, beds made, vehicles out of the driveway, lawn freshly mowed. For homes above $400K, add drone footage and a video walkthrough for maximum online engagement.

Finalize your listing price with your agent in Week 7 as well. Your agent will update the CMA with the freshest comparable sales and current competition and recommend a price that reflects market conditions. In Metro Atlanta's market, pricing correctly from day one is essential — homes priced right see strong showing traffic in the first week, while overpriced homes sit and attract lowball offers only after a price reduction.

Your agent should pre-market your listing during Week 7: coming soon social posts, buyer agent outreach, and email campaigns to active buyer networks. The goal is to have buyers lined up and ready to visit within hours of going live. Plan your MLS launch and first-weekend open house for Week 8, and make sure showing instructions are in place so buyers can easily schedule visits.
