The sellers who get top dollar are the ones who take 90 days to prepare — and this guide gives you the exact roadmap they use.

Phase 1 (Days 1-30): Foundation - Get the Facts

The first month is about gathering information, not spending money. Before you make a single repair or buy a single can of paint, you need to understand your home's condition, its value in today's market, and the paperwork you'll need to have ready.

Get a pre-listing home inspection. Most sellers skip this. Don't. A pre-listing inspection typically costs $300-$500 and tells you everything a buyer's inspector will find — before the buyer finds it. This gives you the power to decide what to fix, what to disclose as-is, and what might scare buyers away. Sellers who get a pre-listing inspection almost always save money and negotiate from a stronger position than those who don't.

Request a Comparative Market Analysis (CMA) from your agent. A CMA uses real, verified MLS data to show you what similar homes in your neighborhood actually sold for in the last 60-90 days — not a Zestimate, but actual closed sales. These numbers drive every decision from here on.

Gather your paperwork early. Georgia requires a Seller's Property Disclosure form that covers your home's condition, known defects, and history. You'll also need your mortgage payoff statement, HOA documents, recent tax bill, utility bills from the past year, records of major repairs and renovations, and your home warranty if active. Start a folder and drop everything in as you find it. Your agent and closing attorney will need most of these items before closing.

Begin decluttering, one room at a time. Decluttering is the single highest-return activity you can do as a seller. It costs nothing but time and makes your home look larger, cleaner, and more appealing in both photos and showings. Use the three-box rule in every room: Keep, Donate, Trash. Be honest. Buyers open closets and cabinets — they're evaluating storage space, not your belongings.

Phase 2 (Days 31-60): Preparation - Make the Right Moves

Month Two is where you invest time and money strategically. You don't need to renovate your entire home — you need to fix the things that will scare buyers or signal neglect, and skip the expensive projects that won't return their cost. Work with your agent to prioritize based on the pre-listing inspection results. In Metro Atlanta, the repairs that most reliably pay off are roof and HVAC issues, water damage or moisture problems, and visible functional failures like plumbing drips or electrical concerns.

Curb appeal matters more than most sellers expect. Buyers in Georgia often drive by a home before scheduling a showing. If the exterior doesn't invite them in, you'll never get the chance to show them the inside. Mow and edge the lawn, add fresh mulch to flower beds, pressure wash the driveway and front walk, paint or replace the front door, and add two or three potted plants with seasonal color by the entrance. Park across the street and take a photo — see your home the way a buyer sees it.

Deep clean everything. This is not your weekly clean — this is baseboards, ceiling fans, grout lines, window tracks, inside the oven and microwave, and behind appliances. If the budget allows, hire a professional cleaning crew for a one-time deep clean ($200-$400 depending on home size). A home that smells clean and looks spotless creates a dramatically better first impression than one that shows years of living.

Stage the three rooms that drive buyer decisions most: the living room, the primary bedroom, and the kitchen. Staging isn't decorating — it's arranging your space so buyers can picture themselves living there. Remove personal photos, create conversation-ready furniture arrangements, and add simple neutral details. According to the National Association of Realtors, staged homes sell faster and for more money than non-staged homes — consistently.

Phase 3 (Days 61-90): Launch Ready - Go to Market Like a Pro

The final phase is about execution: professional photography, final pricing, and a coordinated listing launch that creates maximum buyer interest in your first week on market.
